Hi Rosie,
Many thanks for facilitating us with the perfect villa for
our stay in Orlando.
The villa itself is spacious, well decorated, clean and had
everything that we needed. It's location is ideal - within
easy striking distance of all the major attractions, close
to shops and restaurants, but also nicely secluded in a quiet
community. The pool and deck area were a godsend after some
days in the theme parks and the lovely four poster bed in
the master bedroom is so comfortable that it was tempting
to stay in it all day. The well equipped games room also provided
some alternative distractions when needed.
It is quite obvious from the individual touches in all parts
of Katie's Villa that a lot of thought went into making sure
that the occupier has a pleasant stay.
As my wife said, it was a pity that we could not put Katie's
Villa on wheels and bring it with us for the rest of our holiday
in south Florida.
All the members of our family gave it a 100% thumbs up and
we would like to thank you for making it so perfect.
I hope that we get the opportunity to visit Florida and Katie's
Villa again.

We had the
most wonderful
time at your
gorgeous villa.
The pictures
just don’t
do it justice
and it is so
spacious and
beautifully
decorated. It
was the perfect
location for
all the Disney
attractions
and we even
managed to venture
further up the
coast to Daytona
and Tampa. It
was our first
trip to Florida
and it was everything
and more!! The
pool and spa
were amazing
and just what
we all needed
after our long
days at the
parks. We must
have walked
miles! Ellie
even learned
to swim a width
on her own as
her confidence
just grew every
day. The games
room had the
WOW factor and
the boys just
loved having
their evening
tournaments
at the pool
table!
A highlight
was seeing the
Space Shuttle
launch in the
distance which
was only by
luck as it was
delayed 4 hours
and went up
mid morning.
The elusive
alligator made
an appearance
once and was
much bigger
than we expected!
It was so funny
that mum thought
it was a plastic
one that had
been planted!
I still laugh
when I remember
her face when
it moved. It
basked up on
the bank for
about half an
hour before
slinking off.
We are so lucky
to have friends
that have such
a super place
and just can’t
wait to go again
(next time with
you!). We are
now back in
gloomy England
with the winter
looming ahead
but we will
always have
our wonderful
memories of
a truly special
holiday! Thank

Hi I would like to convey our gratitude for allowing my family
to stay at your wonderful villa! In all honesty, I have never
stayed in such a luxurious place, everything we needed was
well thought of, waiting for us to use, the pool was amazing,
the whirlpool phenomenal!!!
From the backyard we could watch the birds in the pond while
enjoying the sunshine in privacy.
The villa is minutes away from all the theme parks, so it
was very convenient, no time to waste travelling, as well
as close to premium outlet malls, great shopping at great
prices!
The house is big enough for three families, no one will
be in the other person's way, beautiful decor and safe for
small children too, the alarm sounding every time the patio
door opens to the pool!
We felt very secure and safe in the gated community the
villa is situated, all we can really say is "Great Place"!!!!!!!!!!
Congratulations, hopefully we will go back again some day!!!

Without a doubt our second stay at Katie's Villa was twice
as nice.
The anticipation of returning was more gratifying then the
first because it was like returning home. Our group of seven
will without question return to Katies Villa with more people.

We surely did enjoy our stay!
What a relaxing way to enjoy a holiday (especially if you
want to spend quality and quantity time with relatives or
friends you don't often get to see).
The villa is as beautiful as advertised and there's enough
space and things to do to keep everyone occupied and allow
breathing room.

We wanted to let you know how much we enjoyed staying at
Katie's Villa. The house was beautiful. It was so nice to
come back to the villa's relaxing atmosphere after long days
at the parks.
We appreciated all the "extras" for the kids, and
they absolutely loved their room decorated with Disney characters.
The kids couldn't get enough of the pool. Thanks for providing
the extra swim gear (goggles, etc.) We would definitely recommend
your home to our friends and family. Thank you so much. We
had a great time.

We had fantastic holiday in your villa which was absolutely
lovely (I am so jealous!!!!). It was in a great location which
was close to all the attractions.
The villa itself was a real home-from-home with everything
you needed and the pool and jacuzzi were wonderful after a
hard day at the parks. We had great fun watching the cranes
fighting and saw both alligators around the lake. Even though
we had a mini-hurricane and were on tornado watch for one
day, we could still have fun in the games room which the children
(and adults!) really enjoyed.
Apart from all the usual Disney/Universal/Seaworld thing,
we went to Cape Canaveral, Clearwater, Busch Gardens and Cypress
Lake for an airboat ride. We discovered a fantastic restaurant
called the Cheesecake Factory in the Millenia Mall. The meals
are huge and the cheesecakes and puddings divine. Although
we went there three times, we never managed to finish the
meal and pudding without taking it home in a box!
We have been to Orlando twice before and your house was definitely
the best we have stayed in and if I can manage to persuade
Paul to go back again (he's not a great 'Disney' person) we
would love to stay in your villa again.
Once again, thank you for letting us stay in your lovely
house and we will book with you again if we return to Orlando
in the future (I have recommended you to all our family and
friends as well).

When we arrived at the Villa we were overwhelmed with everything.
It was everything that the pictures showed and more. I just
wish we had had more time to stay and enjoy it longer.
The master suite was fantastic. I've never enjoyed a shower
that large. The linens, towels, kitchen utensils, furnishings,
game room and kids supplies were definitely first class and
very much appreciated.
The neighbourhood was peaceful, quiet and very secure. The
pool and the spa were awesome!! Our children and grandchildren
really enjoyed spending some time each day in them.
If our family plans a vacation in that area again, we will
definitely be revisiting Katie's Villa. Thank you for making
our family vacation such a great and memorable time.

We had a lovely time at Katie’s Villa.
You had all the amenities there that were required to make
for our stay comfortable. Where the Villa is situated meant
that we weren't’t far from the Disney Parks and Universal,
which we thoroughly enjoyed – we didn’t get time to finish
Magic Kingdom, but there is our excuse to come back again.
We also did Busch Gardens, Sea World, Cape Kennedy. We also
did an airboat ride which included monster trucks at the end
of Boggy Creak – that was fantastic. So you can imagine we
were absolutely shattered by the end of our two weeks, we
needed one more week to recover.
Thank you ever so much for allowing us to use your home, it
was very much appreciated. Maybe we can book next year for
2009.

Thank you so much for letting us stay in your villa, we had
a fab time. We visited most of the main parks and Daytona
beach where we saw dolphins swimming in the surf! The boys
even found time for some golf!. The shopping was great value
so too was the food!
The villa was in a perfect location, very spacious, clean
and well equipped and great value, the games room was a big
hit, the heated pool was lovely after long days at the parks,
the villa had everything to meet all our parties needs!

Dear Rosie.
We have stayed in a number of Villa's in Orlando but Katie's
Villa is the greatest by a mile. On our arrival we found the
villa clean and tidy and waiting for us. The finishing touches
in the curtains, pictures and furnishings make this into a
'home from home'. The pool was lovely and overlooked a beautiful
lake. The games room was better, particularly the full size
pool table, than expected. A great home and we would like
to visit again in the future.

Phil and Rosie,
I'd have to say that our families stay at Katies Villa was
Fantastic!!!!
A great time was had by all, especially my mother-in law
who could not believe how beautiful Katie's Villa was. She
and my niece were the first ones in the pool every morning
before breakfast. Everyone loved being able to use the pool
and jacuzzi as little or as much as they wanted and having
it all screened in made it especially enjoyable.
We ventured out to the Disney Parks on three occasions, but
because of the heat we made it as far as paying to get into
the parking lots and then we all changed our minds voting
to return to Katie's Villa (after stopping at the flea markets
of course).
We definitely will return again to experience your great
home and look forward to telling other family members. As
we were leaving my Mother-in-law tearfully said it was the
best vacation she's ever had.

Phil and Rosie,
Thank you so much for the opportunity of staying in your
vacation home from July 8 to July 18 2006. My sister and I
had planned this trip for a year and a half. This was the
biggest family vacation we have had. When we arrived at the
house, we were amazed at how big it really was. The kids loved
it, especially the pool. This was a great place to come back
to every night, after hours of walking all day at the parks.
Relaxing in the spa was great for the tired muscles, and with
4 kids going non stop we had some tired legs. The bedrooms
were a great size for the kids to have fun and the game room
added the little extra for everyone. I think everyone in the
house loved the master bathroom.
We wanted to take our kids to Disney while they were little
for that once in a lifetime experience. They had just that.
They were amazed at everything, and got to do just about everything.
The house was located within 15 minutes of all the parks,
so the kids didn't have to wait very long to get there.
During our stay, the space shuttle was scheduled to land.
It was very overcast that morning and although we didn't get
to see it from the backyard we did get to feel and hear it
when it enter the Earths atmosphere. That was really neat.
I have already referred you too a few people that are planning
family vacations. It will probably be a while before we get
back to Florida, but I would definitely come back to Katie's
villa.

If any are unsure where to stay in Orlando, and want a real
homely experience, stay at this Villa. We have been staying
in Villas in Florida every year for the past 6 years, and
this one was the best. All the creature comforts, all the
luxury, everything you want - its here. We didn't want to
leave, take our advice and stay at this villa.
The owners have done an absolute brilliant job in making you
feel like royalty. Well done and thank you "Katie's Villa".

Dear Rosie,
I can't tell you how wonderful Katie's Villa was for my entire
family.
The pictures cannot even compare to the real house.
We felt so at home and the decor was very pleasing. Everything
we needed was on hand, or conveniently located just down the
road.
The children loved the pool and spa.
There were several days when they asked to leave the parks
earlier than expected so they could go back to the Villa.
The play room was an added extra. We thought it would be useful,
but we didn't realize how much fun we would actually have
in there. My favourite room was of course, the master suite.
We look forward to visiting again and will certainly plan
our vacation around a time when Katie's Villa is also available.
Thanks for your hospitality and making everything so effortless.
The pictures of Katie are beautiful and a wonderful touch

We absolutely loved your house. The furnishings were beyond
our expectations. Once the weather cooperated and the pool
temperature increased, we really enjoyed the pool and spa.
Your house is the best one we have rented to date. The game
room was great. It was nice having TV's in most of the bedrooms,
since we all have different interests. Also, the location
was really nice, quiet and easy to reach from the airport.
I will not hesitate to refer your rental property to anyone
and if anyone has any questions, you can have them contact
me.
Our only complaint was that our time went by way too quickly
and we are now back in Pennsylvania watching it snow.

Our stay at Katie's Villa was truly a home away from home.
We had a family of 10 and we were all very comfortable, each
having their own space. Rosie and Phil have thought of everything
from a collection of family CD's & DVD's to watch after
a long day at the parks, to a baby car seat and stroller,
(which next time we won't lug down!!) The house was spacious
and very clean. It was very easy to find and was close to
everything (the Wal-Mart is great!!) but still being just
enough out of the way to enjoy the peace and quiet after a
day of the hustle & bustle of Orlando. We highly recommend
packing a lunch and spending a day at Daytona Beach's Sun
Splash Park which is right on Atlantic Blvd.
Every piece of info you need for area attractions is close
at hand. The
game room was a hit and of course the pool and spa were used
for hours. It made staying at home a few days here and there
very enjoyable. We have recommended it to all our friends.

Thank you for allowing us to stay in your lovely home. We
were most comfortable and enjoyed the many extras you offered.
The children loved the loft with the Playstation and boxes
full of toys, and the game room was enjoyed by all. The computer
was a nice surprise also. We spent a lot of time in the heated
pool and hot tub, so never lacked for anything to do when
we weren't at the theme parks. We are looking forward to staying
at your wonderful home again when we vacation in Florida.

We would like to thank you for providing us with a wonderful
place to stay while we were in Florida. Your home is beautiful
and within a reasonable distance to everything we chose to
do during our stay. Having the contact information for the
management company helped to give us a more secure feeling.
We knew we could get immediate help if anything were to go
wrong during our stay, which luckily, it did not.
Everyone really enjoyed the open feel the house had. The bedrooms
were extremely comfortable after having those long days at
Disney. The pool table in the garage was great for the guys,
for they could keep up with their game even on vacation. And
for the ladies, it kept the men out of our hair.
The internet access at the house came in a lot more handy
than I ever imagined. It helped us to not only find things
to do, but it also helped us locate important places...like
the bank!
I think there were probably only two regrets any of us had
during our entire stay at your home. The first, we did not
request to have pool heat. We figured staying in Florida during
August, we would not really need it. However, a cold jacuzzi
just does not do the trick after the long days of activity.
The other regret is that during our stay, we never got the
chance to see the alligator in the pond out back. Everyone
in the guest book talked about how they were able to see him,
but he never showed his face for us. Oh well, maybe next time.
And we definitely hope there will be a next time.

Hi there Rosie Just wanted to drop this note to you to thank
you for allowing our family to lease your home in Cumbrian
Lakes last week. We felt so at home in your place--all the
comforts of home plus a whole lot more.
As the parents of two wonderful girls who married who great
sons-in-law and now each have a boy and a girl, we wanted
to all have a vacation at Disney World as soon as the grand
kids were old enough. So this year we started planning for
the trip. We researched various places to stay and chose your
home as it was affordable, close to Disney, had all the facilities
we needed, and looked very inviting on your website.
When the 10 of us arrived at Katie's Villa, we were thrilled.
The house was so roomy and well planned. The decor was beautiful.
The grand kids (ages 4, 5, 6, 8) just loved the pool and spent
many hours in it. We had a ball at Magic Kingdom, Animal Kingdom,
Blizzard's Beach Water Park, and even went over to Tampa to
see our beloved Boston Red Sox play Tampa. The weather was
rather warm (we are not used to such hot weather up in New
Hampshire), but we enjoyed the air conditioning to keep us
very comfortable.
We left notes in your guest book and really appreciated reading
all the other comments from previous guests. We will definitely
recommend your place to any of our acquaintances who need
a place to stay while in the Kissimmee area. If we decide
to return to that area in the future, we will certainly contact
you again.
As the senior citizens of our group, we were very comfortable
with our clan here. It made this vacation just the best!!
It is always nice to get back home, but we have so many great
memories and photos of our Florida vacation at your home.

Dear Rosie, Phil and Katie,
You're beautiful villa was perfect! As the one responsible
for choosing our accommodations for our family vacation in
Orlando, I can't describe what a great feeling it was to walk
into your clean, spacious and tastefully decorated home! There
were so many nice touches, I knew instantly that everyone
would love it and they did. The kids were thrilled with the
wonderful Disney themed rooms, my parents were very comfortable
in the master suite, and we were especially pleased with all
the baby amenities. The great location is quiet and peaceful,
but also convenient to lots of restaurants and stores on 192,
and getting to I-4 and the parks was extremely easy. We had
a fantastic time at the parks, but we all agree that we enjoyed
our days relaxing and hanging out together by the pool at
